If you’re looking to build or expand in Idaho or eastern Oregon, the communities we serve have identified several locations for commercial and industrial development. Explore a few of the sites within our service area:

American Falls: Fairgrounds Road Property
Located in southeast Idaho, the Fairgrounds Road Property offers up to 300 acres with opportunities to divide. The property is adjacent to fiber and rail access, near the American Falls airport, and within a mile of I-86 which connects two major interstate corridors (I-84 and I-15).

Boise: Boise Gateway Industrial Park
Located in Idaho’s capital city, the Boise Gateway Industrial Park consists of 90 available acres within the Gateway East Urban Renewal District. The property is zoned for heavy industrial and is an ideal location for manufacturing, distribution and production. It is less than 1 mile from I-84, which connects Portland, Boise and Salt Lake City. The site is 6 miles from the Boise Airport.

Burley: O’Malley Industrial Site
Located in Burley, Idaho, the O’Malley Industrial Site is comprised of 57.53 acres in a natural setting surrounded by recreation opportunities and adjacent to NewCold, a state-of-the-art cold storage facility. The site is contiguous to city limits and offers rail, fiber and electrical transmission access.

Caldwell: North Ranch Business Park
Located in Caldwell, Idaho, the North Ranch Business Park, combined with the Sky Ranch Business Park, has over 200 acres of mixed-use land, along with lease opportunities for existing industrial buildings. It is an ideal location for warehousing and distribution, light manufacturing, food processing or aviation and aerospace.

Caldwell: Sky Ranch Business Park
Located in Caldwell, Idaho, the Sky Ranch Business Park has over 100 acres of industrial and commercial zoned, development ready ground. The site is located within a Foreign Trade Zone and is less than one mile from I-84, which connects Portland, Boise and Salt Lake City.

Gemini Business Park
Located in Twin Falls, Idaho, this site is comprised of 78 acres zoned for manufacturing. The site is centrally located in the Magic Valley, next to the area’s largest manufacturers including CLIF Bar and Chobani. The multi-phase site offers easy connectivity to Highway 30, the Twin Falls core and is just minutes away from I-84. The business park plans to bring Class ‘A’ concrete tilt industrial space to the Magic Valley market.

Jerome: Giltner Property
The Giltner property located in Jerome, Idaho, has 160 acres available as a single parcel or with the ability to be subdivided. It is an ideal location for food processing and manufacturing.

Jerome: Northbridge Junction 
Conveniently located between the cities of Twin Falls and Jerome just off I-84 at Exit 173, this 38-acre site is zoned for industrial-commercial. It is ideal for food processing, production and warehouse distribution.

Meridian: I-84 Northwest Industrial Property
The Meridian I-84 Northwest Industrial property is located in Meridian, Idaho, which sits at the center of the Treasure Valley and has consistently been one of the nation’s fastest growing cities over the past decade. The site consists of nearly 300 acres that is broken into 12 parcels with six owners.

Mountain Home: Mountain Home Rail Industrial Park
Located in southern Idaho, the Mountain Home Rail Industrial Park is 280 acres and offers over four miles of rail access and flexible options for lease or land purchase, including build to suit and Fee Simple Ownership.

Ontario, Oregon: Treasure 200
Located in eastern Oregon, the Treasure 200 property has 200 acres available as a single parcel, or with the ability to be subdivided. The land is flat, clear of overhead structures, and outside of the flood plain.
